What does the rent include?

We try to keep things simple. Therefore, rent is typically inclusive of all major costs. There is no additional service or utility charge and there is no additional cost if you need furniture (desks, storage cabinets), parking or wish to use the meeting rooms. The only additional costs you may incur are internet and business rates (£zero in most cases for small or medium sized offices), further information below.

How much are business rates?

For most small and medium size offices, if this is your only premises, business rates are normally subject to Small Business Rates Relief and are therefore £zero. The application for Small Business Rates Relief is quick and straight-forward. We are happy to assist with this if required.

What are the options for internet?

Riverside is pre-wired with CAT6 cabling and has a superfast Gigabit internet leased line installed. NKC Group offer a range of flexible packages to access the internet, starting from £20 + VAT per month. They also offer a VOIP phone service. Please get in touch for further info.
Alternatively, you are welcome to arrange internet from your chosen supplier such as BT or Virgin.

How long is a lease?

It depends! Some tenants prefer the certainty of a longer lease whilst others prefer the flexibility of a shorter commitment. We can work around you. Most tenants opt for leases of between 1 and 5 years. We do not offer very short term office rentals.

What happens if I want to grow or shrink my office?

This is a regular occurrence as plans change. We pride ourselves on being super-flexible to the needs of our tenants. Therefore, regardless of the term remaining on your lease, we will always endeavour to help you move within the building if you need more or less space.

Is parking included?

Riverside & Meadowside have both on-site allocated parking spaces and also permit parking in the rear car park. The number of spaces is by negotiation however every office includes at least one.
There are additional visitor parking spaces, disabled parking spaces and free parking in the vicinity of the building.

Can I bring my pet to work?

Yes, within reason! Many tenants bring their dogs to work. As long as your dog is well-behaved, quiet and toilet-trained then they are welcome. Congleton Park is a short walk away and is a great spot to take your dog for a stroll during the day. Some tenants also have fish tanks in their offices and, if you ask Ken the Building Manager nicely, he will even feed them whilst you’re away on holiday!

What alterations can I make?

It is your office and we encourage you to personalise your space as you wish. You can decorate it, hang artwork, put up screens, build partitions, etc. Our default position to alterations is “yes” however please check in advance as written permission is always required prior to making alterations. Please note, you are required to return the office to it’s original condition at the end of your lease.

What about deliveries and visitors?

The Building Manager will distribute post to your office or direct delivery drivers as required. If you wish to send any letters or parcels, Royal Mail collect from Riverside reception every evening so please leave any items, correctly addressed with postage paid, with the Building Manager.
The Building Manager will direct visitors to your office or a meeting room as required. Alternatively, visitors can wait in reception if you prefer to collect them yourselves.

How do a book a meeting room?

Just speak to the Building Manager, who will confirm availability and assist you. The Building Manager will also direct visitors to meetings. There is no additional charge, subject to reasonable usage.

What time is the building open?

24/7. The Building Manager is on site 0700 – 1900 weekdays and will open the main doors when on site. Outside of these times, the building is accessible with electronic key fobs which are issued to all tenants.

What security is there at Riverside & Meadowside?

CCTV is installed internally and externally. The Building Manager is on site on weekdays 0700 – 1900. Outside of these hours, and at weekends, building access is controlled through key fobs. Access to your personal office is by key although some tenants choose to install additional locks or alarms.
